Background

Located in Zaozhuang City, Shandong Province, the Twin Stars City Plaza is a large urban complex integrating commercial, office, and leisure functions. The waterproofing works for Zone D’s roofs and exterior walls covered approximately 60,000 sqm. Zaozhuang has a warm temperate monsoon climate with four distinct seasons: cold, dry winters and hot, rainy summers. This climate demands high performance from the building envelope’s waterproofing and insulation systems. The roof structure is complex, with various penetrations, equipment bases, and parapet junctions that are prone to leaks. Commercial spaces have high usage safety requirements; any leakage could disrupt business and cause economic losses. The project required large-scale construction within a limited timeframe, challenging the workability and efficiency of the waterproofing materials.


Solution

The roof and basement primarily used KINJOYA FM PLAIN SBS waterproofing membrane, while interior areas used KINJOYA PU series waterproofing coating, with strategies tailored to different zones: 1. Underground System: Double-layer KINJOYA FM PLAIN SBS membrane with 500mm-wide additional layers at corners and expansion waterstops plus double-layer reinforcement at post-casting strips. 2. Roof System: For flat, sloped, and terrace roofs, either a “double-layer (3+4mm) KINJOYA FM PLAIN SBS membrane” or a “coating + membrane” composite system was used. On flat roofs, insulation was extended up to the parapet top. 3. Interior Details: Wet areas like bathrooms used KINJOYA PU series coating (moisture-curing, 1.5mm thick), applied in three coats. Pipe bases were triple-sealed (sleeve + waterstop ring + additional coating). A 300mm radius enhancement was applied around floor drains, and the wall waterproofing extended 1800mm high.


Outcomes

After two consecutive rainy seasons, no leaks were found. The roof and wall systems remained in good condition. The SBS membrane demonstrated excellent low-temperature adaptability, maintaining flexibility without cracking at -10°C. The project passed final acceptance, establishing a quality benchmark for large-scale commercial building waterproofing in Zaozhuang. Long-term maintenance costs were significantly reduced, with the operator reporting a “zero repair” record lasting over 12 months.
