Background
The Beijing Tenglong Data Center is a key local project. Any water infiltration into the server rooms could lead to server downtime and data loss, making leak-proofing an absolute necessity. The waterproofing system faced multiple challenges: the unique environment with continuous equipment-generated heat required materials with long-term high-temperature resistance to avoid flow or cracking; the presence of sensitive electronics demanded the highest waterproofing standards; the common raised floor design in data centers leaves a confined underfloor space where leaks would be extremely difficult to locate and repair; and the 24/7 operation required construction without impacting active equipment.
Solution
The foundation used KIN FLAGO DR HDPE pre-applied waterproofing membrane. The roof used a composite system of JOYA FN EZFLEX non-curing coating and KINJOYA FM PLAIN SBS membrane. Interiors used KINJOYA PU series coating. For complex roof details, the composite system provided a continuous sealed layer. The KIN FLAGO DR HDPE membrane offers high puncture resistance for long-term humid underground conditions. The JOYA FN EZFLEX coating maintains flexibility from -20°C to 80°C. The FM PLAIN SBS membrane and the non-curing coating work synergistically, forming a rigid-flexible roof system with enhanced crack resistance and self-healing capabilities.
Outcomes
The Beijing Tenglong Data Center successfully achieved zero structural leakage throughout the building’s lifecycle, a testament to high-level design and construction. This ensures the long-term stable operation of the facility. The data center also demonstrates excellent energy efficiency, supporting a PUE value of ≤1.3. The effective waterproofing system helps control internal humidity, reducing the energy consumption of dehumidification equipment. The successful application of these technologies has made this project a benchmark for large-scale data center construction in northern China, establishing a replicable waterproofing technical template for similar facilities.
