Background

As a leading commercial vehicle manufacturer in China, Beijing Beiqi Foton faced climate challenges at its production bases in locations like Guangdong, including high temperatures, high humidity, and heavy rainfall. In the southern plants, metal roofs were prone to seam cracking and water leakage due to thermal expansion/contraction and aging seals. These issues could disrupt production and potentially damage precision equipment and inventory. Foton collaborated with a specialized waterproofing partner to enhance the durability and safety of its factory buildings. The waterproofing repair project for the inspection line roof at the Shidai Linghang Truck Factory was a key focus.


Solution

The metal roof project specifically used KIN TARPO DR TPO waterproofing membrane, chosen for its excellent weather resistance and mechanical strength to withstand Guangdong’s long-term high temperatures and UV exposure, as well as its low-temperature flexibility to resist cracking during temperature changes. The installation combined mechanical fastening with hot-air welding. Complex details like skylights and fan openings were meticulously treated: the base was cleaned of rust and old sealant, a specialized metal primer was applied for enhanced adhesion, and seams were double-welded. To mitigate thermal bridging, a 15mm XPS insulation layer was added, improving energy efficiency and preventing condensation. The gutters were reinforced with an additional waterproofing layer and optimized drainage slope to handle heavy rain.


Outcomes

The solution ensures production safety by effectively preventing equipment short circuits and material moisture damage from roof leaks. It extends building lifespan by reducing the risk of metal roof corrosion. Maintenance costs are lowered due to a high-quality, single-application process that minimizes the need for future repairs. This project provides a technical paradigm for waterproofing similar smart manufacturing industrial buildings.
