Shangshan Taiyuan Hanfang Yuan Project

Background

Located in Guangyang District, Langfang City, Hebei Province, Shangshan Taiyuan Hanfang Yuan is situated in a warm temperate climate zone, facing typical residential waterproofing challenges: significant seasonal temperature variations causing material cracking due to thermal expansion/contraction; high risk of localized leakage around bathrooms, balconies, and window frames; basement moisture issues due to fluctuating groundwater levels; and aging of existing roof waterproofing layers.

Solution

The roof and basement primarily used KINJOYA FM PLAIN SBS waterproofing membrane, while interior areas used KINJOYA PU series waterproofing coating, with strategies tailored to different zones: 1. Underground System: Double-layer KINJOYA FM PLAIN SBS membrane with 500mm-wide additional layers at corners and expansion waterstops plus double-layer reinforcement at post-casting strips. 2. Roof System: For flat, sloped, and terrace roofs, either a “double-layer (3+4mm) KINJOYA FM PLAIN SBS membrane” or a “coating + membrane” composite system was used. On flat roofs, insulation was extended up to the parapet top. 3. Interior Details: Wet areas like bathrooms and kitchens used KINJOYA PU series coating (moisture-curing, 1.5mm thick), applied in three coats. Pipe bases were triple-sealed. A 300mm radius enhancement was applied around floor drains, and the wall waterproofing extended 1800mm high.

Outcomes  

The waterproofing system has demonstrated its reliability through years of service with no structural leaks. This success has built valuable experience and established a replicable technical model for joint treatment in prefabricated buildings. The application results are significant: living comfort is greatly enhanced, basement humidity and wall mold issues are controlled, building maintenance cycles are extended, and property values are supported by the high-quality living environment.
